Flood risk in EC1

The EC1 postcode district doesn’t have a meaningful sample of postcodes in the Environment Agency’s modelled flood zone data. This is common in central districts (like WC1, EC1-4 and SW1) that sit outside the main floodplains, or in areas covered by flood defences that push residual risk into surface water rather than fluvial zones.

What this means for a specific site

A postcode-level view isn’t enough for a real acquisition decision. Surface water risk, historic flooding, drainage capacity and defence condition all matter at plot level. The three flood zones, in brief

Zone 1, Low risk

Less than a 1 in 1,000 annual chance of river or sea flooding. Suitable for all types of development.

Zone 2, Medium risk

Between a 1 in 100 and a 1 in 1,000 annual chance of flooding. Most development needs a Flood Risk Assessment.

Zone 3, High risk

A 1 in 100 or greater annual chance of flooding. Development is restricted and the Sequential and Exception Tests usually apply.
