Flood risk in WC1
The WC1 postcode district doesn’t have a meaningful sample of postcodes in the Environment Agency’s modelled flood zone data. This is common in central districts (like WC1, EC1-4 and SW1) that sit outside the main floodplains, or in areas covered by flood defences that push residual risk into surface water rather than fluvial zones.

Zone 1, Low risk
Less than a 1 in 1,000 annual chance of river or sea flooding. Suitable for all types of development.
Zone 2, Medium risk
Between a 1 in 100 and a 1 in 1,000 annual chance of flooding. Most development needs a Flood Risk Assessment.
Zone 3, High risk
A 1 in 100 or greater annual chance of flooding. Development is restricted and the Sequential and Exception Tests usually apply.
